Getting Licensed
SC Real Estate License Requirements
To receive an entry-level South Carolina real estate associate license (commonly called a salesperson license), applicants must meet the following requirements set by the SC Real Estate Commission.
Meet Basic Eligibility
- Be at least 18 years old
- Hold a high school diploma or recognized equivalent (GED)
Complete 90 Hours of Pre-License Education
Complete both Commission-approved pre-license units. Certain applicants with qualifying law or real estate degrees may be exempt.
Unit I — 60 Hours
Fundamentals of Real Estate. Must be completed before qualifying for the examination.
Unit II — 30 Hours
Advanced Real Estate Principles. May be completed after the exam, but must be finished before the license is issued.
Submit Your Application
Submit an application to the South Carolina Real Estate Commission including:
- Identification and proof of education
- Social Security documentation
- Notarized lawful-presence form
- $25 application fee
Complete Background Checks
Wait for the Commission to provide instructions before completing these checks. All criminal, disciplinary, or personal-history information must be fully disclosed.
- Fingerprint-based criminal background check
- Social Security number background check
Pass the PSI Licensing Examination
Pass both portions of the PSI exam. The currently posted PSI examination fee is $63 for both portions.
- National real estate examination
- South Carolina state examination
Activate Your License
Complete Unit II (if not already done), select a supervising broker-in-charge, and submit the Supervision Attestation Form. An applicant may receive an inactive license without naming a brokerage, but cannot practice real estate until the license is activated under a broker-in-charge.
Please note: These exam applications are intended for students who have already completed the required pre-license coursework. Do not submit an application until you have finished your courses.
